The clearest sign is ground that stays soft long after the surface looks dry. You step off the patio two days after a storm and your shoe sinks. The side yard grows moss or turns yellow while the rest of the lawn looks fine. Mosquitoes breed in the same low strip every summer.

Other signs point at the foundation. Soil pulls away from the slab in August, then swells back during the rainy months, or water seeps under a back door threshold in long storms. Each means the soil in that zone stays saturated, and a French drain gives that water an exit.

Most of the Houston metro sits on Beaumont and Lake Charles clay. These soils swell when wet, shrink when dry, and pass water very slowly. Rain soaks the top few inches of topsoil, hits the dense clay below, and spreads sideways. That perched water is what a French drain intercepts, because the trench offers an easier path than the clay does.

Inside the trench, water moves through washed gravel, enters the pipe through its perforations, and flows downhill to an outlet. The pipe needs continuous fall from start to finish, and on a flat lot that fall is often found by setting the trench deeper toward the outlet end. A gravel pit or dry well at the end of the run does not work here. It fills and stays full, because the surrounding clay cannot take the water.

A French drain also is not a surface drain. It moves water that has already soaked in. If water ponds on top of the lawn, you likely need surface water drainage too, and many of our systems combine both.

Every job follows the same sequence, and the same crew handles it from layout to sod.

4. 4Trench: we dig to the planned depth with a steady slope on the bottom, setting aside sod and topsoil we can reuse.
5. 5Fabric and stone: non-woven filter fabric lines the trench, then a bed of washed gravel goes in under the pipe.
6. 6Pipe: perforated pipe goes in with the holes facing down, joints coupled, and cleanouts at the upper end and on long runs.
7. 7Close and test: gravel over the pipe, fabric folded over the top, topsoil and sod restored, then water run through to confirm it leaves at the outlet.

Pipe is where cheap installs cut corners. Corrugated flexible pipe with a fabric sock lays fast, but it crushes easily, holds sediment in its ridges, and is hard to clean. We prefer rigid perforated SDR-35 or perforated PVC in the collection trench, then solid SDR-35 or solid PVC for the carry line once the water is gathered. Rigid pipe holds its slope and can be jetted if it ever needs it.

Stone should be washed so fines do not ride into the pipe, and filter fabric keeps clay silt out of the gravel. At the outlet end, options include a curb outlet into the street gutter, an NDS pop-up emitter in an area that drains well, or a sump basin with a pump when the lot has no natural fall. The right choice depends on your lot, your city, and your HOA.

There is no honest flat price for a French drain, because two Houston yards rarely need the same thing. The main drivers are linear feet of trench, depth (deeper trenches mean more digging and more stone), distance from the wet area to a legal outlet, and whether that outlet needs a curb core, a pop-up, or a pump.

Access matters too. A narrow side yard in Bellaire may mean hand digging, while an open Katy backyard allows a trencher. We dig up a lot of failed drains. The usual causes: corrugated pipe that collapsed under a mower or settled into a belly where water and silt sit; pipe laid without fabric, so clay packed the stone solid; a trench that slopes the wrong way in one section because nobody checked the grade; and the classic Houston failure, a drain that ends in a gravel pit with no outlet at all.

Another frequent problem is gutter downspouts tied straight into the perforated pipe. Roof water arrives faster than the pipe can carry it, so the drain pushes water back out into the soil you wanted dry. Roof water belongs in solid pipe, which is the job of a rainwater drainage system.
