Yard drainage solutions in Houston start with one question: where does the water on your lot come from, and where is it trying to go? Most soggy yards are not one problem. They are a roof that dumps water in the wrong place, a lawn the builder graded nearly flat, a neighbor's runoff crossing the fence, and clay that absorbs almost none of it. Fixing only one piece usually moves the puddle a few feet.
Our approach is to look at the whole yard, draw a plan, and pick the right tool for each zone. That might mean a Channel drainA long, narrow grated drain set into paving to catch sheet flow along an edge, such as at a garage door or patio edge. in one strip, a basin at a low point, regrading in another area, and new downspout lines. Below is how we diagnose a wet yard, what the options are, and what affects the cost.

When Yard Drainage Solutions Are the Right Call
If you have more than one wet spot, or water that shows up in different places depending on the storm, you need a yard-wide plan rather than a single drain. Familiar Houston patterns include a backyard that holds water for two or three days after every heavy rain, a side yard that floods between two houses, mud around the AC pad, and St. Augustine that thins, yellows, or picks up fungus in the same areas every fall.
Another trigger is a project you are planning. If you want a patio, pool deck, or new beds, solve the water first. Building over a drainage problem traps the water under the new surface or pushes it toward the house.
02
How We Diagnose a Wet Houston Yard
Houston lots are flat, often with only a few inches of fall from the back fence to the street. Many subdivisions in Cypress, Katy, and Spring rely on shallow SwaleA shallow, gently sloped channel in the ground, often grassed, that guides surface water toward an outlet. In practice: Side-yard swales between houses are common on Houston lots and are easily blocked by fences, beds or fill. along side and rear property lines to carry water toward the front. When a fence, a flower bed, or a shed blocks one of those swales, water backs up across the whole backyard.
We look at roof area and downspout locations, measure elevations across the yard, find the true low points, check how high the slab sits above grade, and trace how water leaves the lot today. We also ask what you have seen during storms. Photos or a short video of the yard in heavy rain are some of the most useful things a homeowner can share.
The result is a drainage and grade plan: which areas get regraded, where water is collected, which pipe carries it, and where it discharges.

The Tools in a Yard Drainage Plan
Every yard gets a different mix. These are the pieces we combine:
- Regrading: reshaping soil so the yard sheds water toward collection points instead of the house.
- Swales: shallow, grassed channels that move sheet flow along property lines without pipe.
- Area drainA surface inlet with a grate that collects water from a low spot and sends it into an underground pipe.: boxes at low points that take surface water into solid pipe.
- French drainA gravel-filled trench with a perforated pipe that collects water from the soil and carries it away. In practice: In heavy clay, a French drain mainly works by intercepting water near the surface. It must slope to a real outlet to be effective.: gravel and perforated pipe trenches for zones where soil stays saturated.
- Downspout lines: solid pipe that carries roof water underground to an outlet.
- Channel drains: slot drains along the edge of a patio or driveway.
- Outlets: a curb outlet to the street, NDS pop-up emitters, or a sump pump where the lot has no fall.

Our Yard Drainage Process, Step by Step
A yard plan only works when it is built in the right order. The outlet is confirmed first, pipe goes in before patios, and grading is finished before sod.
- Discovery call to hear what you are seeing and when it happens.
- On-site visit by a Home Scout, with grade measurements and a walk of every downspout and low spot.
- Drainage and grade plan showing collection points, pipe routes, and the discharge location.
- Itemized written proposal so you can see the cost of each part of the system.
- HOA approvals, any required permits, and 811 utility locates handled before digging.
- Installation by one crew: excavation, pipe, basins, grading, and restoration of sod or beds.
- Water test, then a 72-hour post-completion walkthrough with you.

Yard Drainage Cost Factors in Houston
The biggest variable is how much of the yard is involved. A single low spot with a short pipe run to the street is a small project. A full backyard plan with regrading, several basins, a French drain, and every downspout tied in is a much bigger one. Distance to the outlet, the need for a pump, concrete or pavers that must be cut and patched, and the amount of sod or planting to restore all move the number.
Phasing is an option on larger yards: build the main line and outlet first, then add branches later. Our ballpark price tool gives a starting range, and financing is available for projects from $5,000 to $250,000, subject to approval.

06
Common Yard Drainage Mistakes
The most common mistake is treating symptoms one at a time. A homeowner adds topsoil to fill a low spot, the water moves to the next low spot, and then the next. Topsoil spread over clay also creates a soft layer that holds water right on top of the dense soil underneath.
Other issues we see: pop-up emitters set in the middle of a flat lawn with no fall to them, so the pipe stays full and the lid never opens; drains discharging into a neighbor's yard; and side-yard swales filled in by MulchA layer of organic or mineral material spread over soil to hold moisture, moderate soil temperature and suppress weeds. In practice: In heavy rain, light mulch can float and wash onto paving. Placement and edging should account for water flow. beds or blocked by fence boards set right on the ground. Each of these is easy to avoid when the yard is planned as one system.

Related Work That Completes the Yard
Yard drainage is often the first phase of a bigger outdoor plan. Many clients pair it with lawn grading and leveling and new sod installation once the water is under control. For zones that stay soaked, French drain installation does the heavy lifting, while surface water drainage handles runoff across patios and driveways. All of it ties into our broader drainage service in Houston.

Yard Drainage Solutions Questions
Why does my yard stay wet for days after it rains?
In most of Houston the answer is clay plus flat ground. Clay absorbs water slowly, so rain that does not run off sits in the top few inches of soil. If the yard has no clear slope toward the street or a swale, the water has nowhere to go. Blocked swales and downspouts that dump next to the house make it worse.
What is the cheapest way to fix a soggy yard?
The least expensive fix is the one that solves the actual cause the first time. Sometimes that is as simple as extending downspouts or reopening a blocked side-yard swale. Other times the yard needs regrading or a drain line. Spending on topsoil or a single pop-up without proper fall often costs more over time, because the problem comes back.
Can I drain my yard into the street?
In many Houston neighborhoods, yes, through a curb outlet into the street gutter, though the rules vary by city and HOA. Bellaire and West University Place have their own permit offices, and some HOAs require approval for any change visible from the street. We look at what your location requires as part of planning the system.
Is my neighbor's water my problem?
Texas law generally does not allow a property owner to divert surface water onto a neighbor in a way that causes damage. In practice, many Houston subdivisions share swales along property lines, so water crossing a fence may be by design. The usual fix is to collect it on your side and carry it to the street rather than trying to wall it off.
Will yard drainage work tear up my whole lawn?
There will be trenches and some disturbed areas, but the work is localized. We cut sod carefully where it can be reused, keep trenches narrow, and restore the surface at the end. If the plan includes regrading, new sod is usually part of the scope, because grading and sodding together give the cleanest finished result.
Most of these projects start on paper. See how we approach drainage design and planning in Houston before anything is built.
