Sealcoating in Houston is maintenance for asphalt, the same way paint is maintenance for wood trim. The sun breaks down the binder that holds asphalt together, water gets into small cracks and softens the base, and oil and gas drips dissolve the surface. A sealcoat and crack filling program slows all three, and it costs far less than resurfacing or replacing the pavement.
We sealcoat and crack fill asphalt driveways, private drives and small parking areas across the metro. This page explains what sealcoat is, how often it pays to apply, how we prepare and apply it around Houston's weather, and how to tell when an asphalt surface is past the point where a coating can help.

01
Signs Your Asphalt Needs Sealcoating
Fresh asphalt is black. As it ages in UV it fades to gray and the surface gets rough as fine material wears away and stone starts to show. That fading is the clearest sign the binder at the surface is oxidizing.
Other signs: hairline cracks along the edges or down the middle, oil spots that leave soft depressions, water that soaks in instead of beading, and small loose stones on the surface after a storm. If you see these early, sealcoating and crack filling keep them from growing. Pay attention to the low spots and edges where water lingers after a storm and where the lawn sprinklers hit the pavement, because those areas usually age first.

What Sealcoat Does and What It Cannot Fix
Sealcoat is a thin protective layer, usually an asphalt emulsion mixed with fine aggregate and additives. It shields the pavement from UV, resists oil and gas, fills fine surface voids and makes the surface shed water. It also restores the even black color.
Crack filling is a separate step. Cracks are cleaned out and filled with a rubberized crack filler, commonly a hot pour product, that stays flexible as the pavement expands in summer and contracts in a cool snap. Keeping water out of cracks protects the base, and on Expansive clayClay soil that swells when wet and shrinks when dry. Much of the Houston area sits on it, and it affects foundations, paving and drainage design. In practice: Keeping soil moisture around a slab foundation steady, without ponding or bone-dry spells, is part of good drainage design here. the base is everything.
Sealcoat cannot fix structural damage. Alligator cracking, potholes, ruts and areas that flex under a tire mean the base has failed. Those spots need to be cut out and patched first, and widespread failure means the surface needs new asphalt paving, not a coating.

Our Sealcoating Process
Sealcoat only performs if it bonds to a clean, dry surface:
- Inspect the pavement, mark cracks, oil spots and any failed areas that need patching first.
- Clean the surface with blowers, brooms and scraping, and edge back grass and debris along the borders.
- Treat oil spots with a primer so the sealcoat can bond over them.
- Clean and fill cracks with rubberized crack filler.
- Patch failed areas by cutting out and replacing asphalt where the base has given way.
- Apply sealcoat in two thin coats by squeegee or spray, letting the first dry before the second.
- Barricade the area and keep traffic off until the sealcoat has cured.

Sealcoat Types and Timing in Houston Weather
Asphalt emulsion sealers are the common choice for homes. They are water based and comply with the coal tar sealer restrictions some Texas cities have adopted. Coal tar products have been used for their fuel resistance but carry environmental concerns. Specialty additives can improve wear and drying time.
Timing matters more in Houston than in most places. Sealcoat needs warm temperatures, a dry surface and a clear forecast for the following day. A pop up afternoon shower on fresh sealcoat washes it off, so we watch the radar and reschedule rather than risk it. New asphalt should cure for several months before its first coat.
05
How Often to Sealcoat and What Affects Cost
Most residential asphalt benefits from sealcoating every few years, depending on sun exposure, traffic and how quickly the surface fades. Coating too often builds up layers that can crack and peel, so we only recommend it when the surface needs it. Crack filling may be worth doing between coats.
Cost depends on area, the amount of crack filling, oil spot treatment, patching needed before coating, and access. Our ballpark price tool gives a starting range.
06
Sealcoating Shortcuts That Waste Money
The cheapest jobs often skip cleaning and spray a single coat over dirt, leaves and oil spots, so the coating peels within months. Others paint over open cracks without filling them, or seal on a damp morning with rain on the way. Some door to door crews thin the product until it is little more than black paint.
Applying sealcoat over potholes and failed base areas only hides them for a season. Repair comes first, then protection.

Sealcoating is for asphalt only. Paver patios, paver driveways and concrete driveways are protected with different products through paver sealing. If your concrete or paver drive has sunk or cracked, look at driveway resurfacing, and if the asphalt has failed in many areas, consider driveway replacement. Sealcoating Questions
How often should an asphalt driveway be sealcoated in Houston?
Most residential asphalt benefits from a sealcoat every few years, depending on sun exposure, traffic and how quickly it fades. Sealing too often builds up thick layers that crack and peel. The surface itself tells you: when it has faded to gray and stone is starting to show, it is time.
How long after paving should new asphalt be sealed?
New asphalt needs time for its oils to cure before the first sealcoat, usually several months. Sealing too early can trap those oils and keep the surface soft. In Houston, a drive paved in spring is often ready for its first coat by late fall or the following year.
Does sealcoating fix cracks and potholes?
No. Sealcoat protects the surface, but it does not repair structural damage. Cracks should be cleaned and filled with a flexible crack filler before sealing, and potholes or soft areas need to be cut out and patched. Coating over failures only hides them for a short time.
Is sealcoating worth it on an older asphalt driveway?
It is worth it when the pavement is still structurally sound: fading, fine cracks and minor raveling but no widespread alligator cracking, ruts or soft spots. In that condition, crack filling and sealcoat can add years before resurfacing is needed. If the base has failed across large areas, the money is better spent on patching or new paving, and we will tell you that.
How long before I can drive on fresh sealcoat?
Foot traffic is usually fine within several hours in warm, dry weather, and cars typically after about a day. Cool temperatures, humidity and shade slow the cure. We barricade the drive and give you a specific time based on the weather on application day.
